Moving Services for Houston Property Managers and Tenant Reps

Corporate Relocators helps Houston property managers and tenant-rep brokers get tenants in and out cleanly: we issue building-specific Certificates of Insurance, follow your freight elevator, dock and after-hours rules, coordinate the tenant's move from walkthrough to sign-off, and hand the vacated suite back broom-clean.

Most Class A towers and managed office parks will not release a freight elevator without a compliant COI on file. We handle that paperwork, reserve freight elevators and dock windows, and confirm loading-dock times with the property managers at both buildings, so a tenant move runs inside your rules instead of around them.

Moving one suite is logistics; moving several floors of a tower is an operation. For larger tenants we phase the move floor by floor over consecutive weekends and keep freight elevators booked and staffed. See how we run a full-service office move, our work as office movers in Houston, and how we handle office decommissioning for the suite your tenant leaves behind.

    What's Included

    Certificates of Insurance & Endorsements

Building-specific COIs naming the landlord or property manager as additional insured, typically within one business day, at no charge, with waiver-of-subrogation and primary/non-contributory endorsements when the lease requires them.

    Building Move Rules

Freight elevator reservations, dock windows, floor protection requirements, and evening-and-weekend work windows handled with building management at both ends.

    Tenant Move Coordination

One dedicated project manager runs the tenant's move from the first walkthrough through the day-one punch list, so your team has a single accountable contact.

    Vacated Suite Decommissioning

Furniture teardown and removal, signage and wall-mount removal, debris haul-off, and broom-clean turnover for the property manager.

    How the Project Runs

    1. 1

      Free walkthrough

We walk the origin and destination suites, document access constraints, and inventory everything that moves, then send a fixed-scope proposal.

    2. 2

      COI & building approvals

The COI goes to each building, and we book freight elevators, dock windows, and floor protection 4–6 weeks before the move.

    3. 3

      After-hours move

Crews work the building's evening or weekend window, floor by floor on larger moves, so other tenants are not disrupted.

    4. 4

      Decommission the old suite

Anything the tenant leaves behind is removed, resold, donated, or recycled, and the space is handed back broom-clean.

    5. 5

      Sign-off

The vacated suite is handed back to the property manager, and our project manager walks the new space with the tenant.

    What Drives the Cost

Every tenant move is different, so we scope after a free walkthrough of both suites. These are the factors that shape a proposal:

    • The size of the suite and the number of floors involved
    • Building rules: after-hours windows, freight elevator access, and dock times
    • How many phases are needed to keep the tenant operating
    • IT disconnect and reconnect and furniture installation scope
    • How much furniture is being left behind for decommissioning
    • Whether storage is needed between lease dates

    Insurance & Certificates of Insurance
